About This Project

Maitland Street Village holds the distinction of being the first Part 3 building in the Province constructed to meet Step 4 of the BC Energy Step Code. Through deliberate architectural design, meticulous material choices, and the skills of seasoned professionals, the building attained a 0.34 ACH75 rating on its final blower door test, demonstrating exceptional whole-building airtightness.

Key elements of its high-performance design encompass: R50 roof insulation, 4″ R20 continuous exterior insulation, triple-glazed windows and doors, electric baseboard heating units in bedrooms, and mini-split heat pumps for both heating and air conditioning. Furthermore, the building includes pre-installed infrastructure for solar power conversion. The future addition of parking stall solar panels will generate sufficient energy to power the entire building, enabling net-zero energy readiness.

Maitland Street Housing was honored with the 2022 Award of Excellence at the Vancouver Island Real Estate Board (VIREB) Commercial Building Awards. Mike Ruttan of the Alberni Low Energy Housing Society, in accepting the award, stated: "The high energy efficiency of Maitland Street Village aligns perfectly with affordable housing," and further noted, "Its efficiency translates to lower costs for tenants."

Innotech supplied their high-performance Defender 76TS windows and doors, featuring triple glazing with Low-E 180 coating to optimize solar heat gain. Strategically designed overhangs above each window provide protection against overheating during the summer.
