About This Project
The TwentyTwenty Apartments building, a LEED® Platinum certified development, is a 7-story structure of steel and concrete, housing 162 luxury urban condominiums. Innotech windows and doors were chosen for this project to support the developer’s dual objectives: achieving ambitious sustainability goals for LEED® Platinum certification and meeting clearly defined well-being criteria to minimize noise pollution.
Windows + Doors for Energy Performance
TwentyTwenty was conceived and constructed with the aim of attaining LEED® Platinum status. Energy modeling conducted during the initial design stages revealed that a high-performance building envelope would provide the most significant energy savings for the building. Key features of the building's high-performance envelope include:
3″ of high R-value rigid exterior insulation
8″ of rigid insulation on the roof
Innotech Defender 76TS windows and doors installed in 752 window openings and 52 door openings
In addition to the energy-efficient building envelope, the building design incorporates natural lighting and natural ventilation (passive cooling) through the use of numerous large fixed and operable windows in each apartment. TwentyTwenty also features an extensive vegetated roof garden that effectively manages storm water by collecting and retaining it, reducing runoff during periods of heavy rainfall. Windows + Doors for Acoustical Performance
TwentyTwenty's central location in northeast Portland places it in close proximity to major transportation routes, including a freight rail line, the TriMet MAX light rail line, and the I84 expressway. While convenient for residents, this location necessitated careful design and construction strategies, as well as specific materials, to effectively minimize noise transmission into the building.
The well-being of any home or office environment is significantly impacted by unwanted sound. For TwentyTwenty, the specified noise reduction target for the east, west, and north elevations was a minimum Outdoor-Indoor Transmission Class (OITC) of 28dB and Sound Transmission Class (STC) of 33dB. The south facade required a minimum OITC of 28dB and STC of 37dB.
To achieve these critical noise reduction targets, Innotech provided its airtight Hybrid Framing System incorporating a 1″ wide insulated glass unit with acoustical glazing. This resulted in approximate ratings of OITC 29dB and STC 35dB for the east, west, and north elevations, and OITC 31dB and STC 39dB for the south elevation, exceeding the specified minimum requirements.
By prioritizing sustainability and well-being during the design phase, TwentyTwenty was built to be an energy-efficient and durable property for the building owner, while simultaneously providing comfortable and healthy living spaces for the building's residents.
